SAN ANTONIO’S HOUSING MARKET KEEPS ON GROWING

SAN ANTONIO (SABOR.com) – San Antonio’s booming growth can be seen in its housing statistics. The Alamo City had 16,500 housing starts in 2005, and that number is expected to grow to 17,000 in 2006, according to Jack Inselmann of Metrostudy. Inselmann spoke at the 21st Annual Housing Forecast hosted by the San Antonio Board of Realtors (SABOR) and the Greater San Antonio Builders Association this week.

He also noted that while the state’s annual job growth was 1.4 percent, San Antonio gained 13,300 jobs in 2005, making its job growth 1.7 percent for the year. Through third quarter 2005, the city ranked 28th among national MSAs in number of jobs gained and 24th for single-family permits.

In her presentation, SABOR Chairman Barbara Tarin noted that San Antonio’s home price appreciation compares favorably nationally; Fortune magazine ranked it No. 1 in the nation based on a projected 8.3 percent home appreciation rate in 2006. The city also ranks well compared with other Texas cities. Over the past three years, homes in San Antonio appreciated 22 percent, compared with 6 percent in Austin, 11 percent in Dallas-Fort Worth and 8 percent in Houston.

San Antonio has a 4.7-month supply of housing, which Tarin says depicts a healthy market. In 2005, the median home price in San Antonio was $134,000, and the average price was $158,000.

EXPERT SAYS TEXAS HOME PRICES HAVE ROOM TO GROW
SAN ANTONIO (recenter.tamu.edu) -- Dr. Mark G. Dotzour, chief economist with the Real Estate Center at Texas A&M University, says housing markets in California and Florida are likely to continue to cool during 2006 and national media are likely to consistently represent the housing market as peaking or bursting its bubble. Dotzour spoke at the 21st Annual Housing Forecast hosted by the San Antonio Board of Realtors (SABOR) and the Greater San Antonio Builders Association this week.

He notes that San Antonio is likely to be counter-cyclical to the national trend. Modest price appreciation in San Antonio (and other Texas cities) has left room for further price appreciation in 2006. "There are currently just about 4.5 months of inventory of homes for sale in the San Antonio market. This sets the stage for further price appreciation in 2006," he said. Dotzour also noted that it is likely that national real estate investors will continue to flock to Texas in 2006 as other markets lose energy.

"Not only are people from California looking to Texas for investment, they are also starting to move here permanently; taking advantage of the lower cost of living and houses."
